Delhi NCR is a large, heterogeneous market. We do not cover it comprehensively. Our focus is specific: Lutyens adjacency sub-markets, select South Delhi locations and one or two Gurugram corridors where infrastructure investment creates a credible long-duration hold thesis.

Political and regulatory tailwinds in this region are real but create complexity. Entry precision matters more here than in the other markets we cover. A poorly chosen entry point carries asymmetric downside risk.

The land opportunity we have assessed in this market is restricted to The Room. We do not publish details publicly.
